Decorative concrete in South Burlington VT - a stone look built on a sound slab

Plain gray concrete that looks tired or worn? We give your patio, walk or slab a colored, textured surface, built on a sound base.

What decorative concrete does for your home

Decorative concrete in South Burlington, VT is flatwork, the patios, walks and slabs you walk on, colored and textured to look like slate, brick or natural stone. At South Burlington Concrete, we can pour it new. We can also lay a decorative overlay, a bonded cement layer that grips your old slab, to restore the surface you already have.

The first thing I look at is the slab you have now. Before we suggest an overlay, I check that it's sound and not settling, because a new surface can't fix what's under it. We work in the same order on a concrete retaining wall or a concrete floor installation, with the base first. Nobody sees it once the finish is on, but it decides how long that finish lasts, so it's the last place I'd cut the budget.

The price moves with the size of the area, the pattern and color you pick, and whether we pour new or overlay. The schedule mostly turns on the weather, since I'd rather move a pour than place concrete in poor conditions. Your written estimate lists the work and materials for your job.

How a decorative concrete job runs

  1. Tell us about the job

Call (802) 307-1329 or send the form with the rough size of the area and what you have in mind. I'll set a time to come out.

  2. I walk the site with you

I look at the slab or the ground with you, answer your questions and measure, then send a written estimate that lists the work and materials.

  3. Permits, then the pour

We check with the city's Planning & Zoning Department, help you file what's needed and pick a pour date around the weather. Our crew lead then runs the work, and I stay in touch until you're satisfied.

Questions about decorative concrete

How much does a stamped concrete patio cost in South Burlington?

Around Burlington, a stamped concrete patio usually costs about $10 to $18 per square foot. That's the going rate in the area, not our price. Reinforced concrete, with steel rebar inside to hold the slab together if it cracks, runs a little more per square foot, and I price overlays and other finishes on your written estimate.

Can you put a decorative overlay over my old concrete slab?

Yes, if the slab underneath is sound, reasonably level and not still settling. On a good slab, one resurfacing guide puts the renewed surface at about 10 to 15 years. If the old concrete keeps scaling, flaking off in thin layers, an overlay on top will scale too, so I'd talk with you about replacing it instead.

Is stamped concrete slippery when it gets wet?

It can be, and one material guide calls stamped concrete notoriously slippery when wet. On stamped finishes, we can add grit to the last sealer coat so your feet have more to grip. Please ask about it at the estimate, especially for steps or a walk to the door.

How do I protect exposed aggregate concrete its first winter?

Keep magnesium chloride and calcium chloride de-icing salts off it through that first winter. Exposed aggregate, the finish with small stones showing at the top, is very prone to pop-outs, where bits of stone break loose, if it meets those salts early. If it's a spot you'd normally salt, plan for that before you choose it.

Does a concrete contractor have to be registered in Vermont?

Yes, for larger jobs. Vermont requires a contractor to register with the state's Office of Professional Regulation before contracting with a homeowner for residential work over $10,000, labor and materials included. Above that amount, the contractor also has to sign a written contract with you before taking a deposit or starting work.

Will a new decorative patio raise my South Burlington stormwater fee?

Not on a single-family home, because the city charges those a flat stormwater fee. Other properties pay by how much hard surface they have that rain can't soak into. On those properties a new patio can raise the fee, while an overlay on an existing slab adds no new surface.
