Agreeing to these terms
These terms apply when you use this website or hire South Burlington Concrete for work at your property. By browsing the site, sending us a request or accepting an estimate, you agree to them.
If you sign a written proposal or contract with us, that document covers the specific job. Where it says something different from these terms, the signed document wins for that job.
What we do
South Burlington Concrete is a concrete contractor in South Burlington, VT, and we work in the cities around it. Our work includes driveways, patios, sidewalks, steps, garage floors, foundations, footings, retaining walls and related flatwork, which is the trade's word for flat slabs like driveways and walks. You can see the full list on our home page and learn more about our crew on our About page.
We're licensed and insured. What's on this website is general information to help you plan a project. It isn't an offer to do a particular job at a particular price, and it doesn't replace a written estimate for your property.
Estimates and pricing
We give free in-person estimates, with no pressure to book. An estimate is based on what we can see and measure on the day, plus what you tell us you want.
Some things only show up once the old slab is out or the ground is open, like soft or wet subgrade, which is the soil the new concrete sits on, buried roots, old debris or rock. If we find something that changes the work or the price, we'll stop, explain it and get your approval before doing anything extra.
Changes you ask for after we agree on a price, such as a larger area, a different finish or added steps, can change the cost and the schedule. We'll put those changes in writing before we do them.
An estimate stays good for the period written on it. After that, material and labor costs may have moved, and we may need to update it.
Scheduling, weather and cancellation
We give you a planned start date when you book, but concrete depends on the weather. Rain, cold nights and very hot afternoons can all hurt a pour, so we'll move a pour date when conditions put the quality of the work at risk. A weather delay isn't a breach of our agreement, and we'll reschedule with you as soon as conditions allow.
If you need to cancel or reschedule, call us as soon as you can. If we've already ordered materials, scheduled a concrete delivery or started work, you may owe for those costs as your written agreement describes.
We may also postpone or stop work if the site isn't safe, if we can't get access, or if a permit or inspection the job needs isn't in place.
Payment
Payment terms for your job, including any deposit, progress payments and when the final balance is due, are set out in your written estimate or contract. Please read them before you sign, and ask us about anything that isn't clear.
If a payment is late, we may pause work until the account is current. We may also use any other remedy Vermont law allows to collect what's owed.
Your part of the job
You agree to give our crew safe access to the work area and to tell us about anything we can't see, such as private utility lines, irrigation, septic parts, drain lines or property line questions. We aren't responsible for damage to private lines or features that weren't marked or disclosed to us.
New concrete needs time to cure, which is the wait while it hardens and gains strength before it can carry weight. We'll tell you when it's safe to walk on and when it's safe to drive on. Damage caused by using the slab before then, or by people, pets or vehicles crossing fresh concrete, isn't covered by our workmanship guarantee.
Our guarantee and what concrete does on its own
We stand behind our work, and our goal is your satisfaction. If something about the finished job doesn't look right to you, call us and we'll come look at it. Any specific workmanship warranty, including what it covers and for how long, is written in your contract.
Concrete can develop fine hairline cracks even when the base, the pour and the finish are all done right. We cut control joints, which are planned grooves in the slab, so that cracking happens along lines we chose instead of across the middle. Small hairline cracks, slight color differences between pours and normal surface wear aren't defects.
Our guarantee doesn't cover damage from settling of ground we didn't prepare, frost heave under areas outside our work, deicing salts or chemicals, snowplows, heavy equipment beyond what the slab was built for, poor drainage from gutters or grading we didn't install, or repairs made by someone else.
This website and its content are provided as is. Apart from what's written in your contract, we make no other warranties, express or implied, to the extent the law allows.
Limits on our liability
To the extent the law allows, South Burlington Concrete isn't liable for indirect, incidental or consequential losses, such as lost use of your property, lost income or inconvenience, connected to our work or to this website.
To the extent the law allows, our total liability for any claim about a job is limited to the amount you paid us for that job. Nothing in these terms limits any liability that Vermont law doesn't allow us to limit.
Using this website
You may use this site to learn about our services and to contact us. Please don't copy its content for commercial use, try to disrupt it or use it for anything unlawful.
We try to keep the information here accurate and current, but it may contain mistakes or be out of date. Links to other websites are there for your convenience, and we don't control or answer for their content.
If we disagree
If you have a problem with our work or a bill, call us first. Most issues get sorted out quickly once we're standing at the job together, and we'll make a good-faith effort to fix it.
If we can't settle it between us, we both agree to consider mediation before going to court. Any lawsuit about these terms or our work will be brought in a state court in Vermont.
Governing law
These terms and any agreement for work with South Burlington Concrete are governed by the laws of the State of Vermont, without regard to its conflict of law rules.
Changes to these terms
We may update these terms from time to time, and changes take effect when they're posted on this page. A contract you've already signed stays under the terms that applied when you signed it, unless we both agree in writing to change it.
